Brooks Transforms from Air Force Base to Urban Hub in San Antonio
Southeast San Antonio has transformed significantly in the last decade with the redevelopment of Brooks Air Force Base, closed in 2011. The area has evolved into a mixed-use community, becoming a hub for jobs, housing, education, and innovation.
The Brooks Development Authority, established in 2001, shifted from a proposed research park to developing a community. Household incomes have risen by 36%, with six residential areas housing over 1,400 residents and plans for six more to accommodate 8,000 to 9,000 people.
High school graduation rates have increased by over 10%, and the poverty rate is declining. The Brooks region has generated over $127 million in tax revenue since 2011, with an additional $41 million expected by 2029. Challenges included attracting investors due to prior negative perceptions, but successful developments by local champions and the establishment of educational and hospitality facilities have contributed to the area's growth.
