Data center land prices in Germany have reached record levels, with costs up to €3,000 per square meter. A Colliers analysis reveals that in 2025, approximately €1.2 billion was invested in data center transactions, representing 5% of the total commercial real estate volume of €25.2 billion.

Berlin and Frankfurt are the primary locations for these transactions, predominantly for plots larger than 5 hectares. Demand for data center capacity is projected to rise by 14% annually, driven by increasing digitalization, while available land is decreasing.
