Developers to Resubmit Scaled-Back Gigaland Data Center Project in Fauquier County

DATA AND AI INFRASTRUCTURE

The developers of the Gigaland data center project near Remington, Fauquier County, plan to resubmit a revised proposal before January 1, reducing the project's scope by over 55% from 2.22 million square feet to 998,662 square feet. The number of substations needed has been cut from four to two, requiring 600 megawatts of power.

The new plan includes six data center buildings on a 200-acre site, increasing the distance from the Meadows housing development to 962 feet. Financial documents project new tax revenues to begin at over $8 million in 2029 and grow to $42.75 million annually by 2036.

The total project is estimated to cost $3.067 billion, with $2.3 billion allocated for equipment and $767 million for construction. The developers seek to change the site's designation from Low Density Residential to Light Industrial/Employment Center, citing economic benefits and job creation.
