Wagner Urban Logistics Proposes Industrial Warehouses After Data Center Plan Denial in Henrico County
Wagner Urban Logistics has submitted a new development plan for a 200-acre site off Darbytown Road in Henrico County, proposing seven industrial warehouses totaling over 1.8 million square feet. This follows the developer's withdrawal of a previous data center project after the county denied its vested-rights claim.
The new plan, submitted on December 10, aims to utilize the existing industrial zoning for by-right development, which does not require a public hearing. Wagner purchased the property for $13.5 million from Fareva on November 14.
The county's Planning Director Joe Emerson stated that Wagner lacked vested rights to develop data centers, as it did not own the property at the time of the request and had not obtained the necessary provisional-use permit. Wagner has 30 days to appeal the denial to the Henrico Board of Zoning Appeals.
